Basement Structural Repairs

Basement Foundation Repair

Affordable Waterproofing can repair all of your foundation problems from cracks, leans, bulges, and bowing to building new foundation walls. Expansive soils will retain water and by doing so they will expand and contract. During the winter months, expansive soils will absorb water, freeze and expand, while during the summer months the soil will lose water and contract. When the soil expands and contracts your foundation will begin to crack which will lead to more problems with your foundation in the future. In extreme cases, the foundation walls may need to be replaced.

Exterior French Drains – Interior French Drain Installation

We install both Interior and Exterior French Drains. A French drain is a ditch covered with gravel or rock that redirects surface and ground water away from an area. A French drain can have hollow pipes along the bottom to quickly vent water that seeps down through the upper gravel or rock. French drains are common drainage systems, primarily used to prevent ground and surface water from penetrating or damaging building foundations. French drains are also used behind retaining walls to relieve ground water pressure. Interior French drain installation is an effective way to waterproof a basement but requires the use of a sump pump. Many contractors will install plastic sump pumps that can quickly break down or neglect to install a battery backup sump pump, making the basement vulnerable to flooding during power outages. Sump pumps should be installed with a battery backup system in a proper sump liner of 20 gallon size or larger to prevent the sump from having too little water and turning on and off continuously.

A dehumidifier is mostly a household appliance that reduces the level of humidity in the air, usually for health reasons, as humid air can cause mold and mildew to grow inside homes, which has various health risks. Relative humidity is preferably 30 to 50%. High humidity levels cause condensation making it hard to dry laundry or sleep. High Humidity also attracts insects - clothes moths, fleas and cockroaches.

Walls and Floor Crack Repairs

Foundation Crack

Floor and Wall cracks may be due to settlement, upheaval, frost heave, slippage, lumber and concrete shrinkage, and compression stress caused by insect damage.

Settlement happens when parts of a house drop below the elevation or height where they were placed during the original construction for many reasons - soil beneath the foundation or beneath column supports may shrink due to moisture loss, poor compaction during foundation installation, organic material decay (leaves a void), Concrete also shrinks as it dries and cures, lumber shrinks and expands as it acclimates with the atmosphere and wet/dry conditions inside a home, soil is very sensitive to moisture gain or loss, (Certain clay soils can expand nearly 20 times their volume if saturated with water).

Sump Pumps and Battery Back Up Sump Pumps

We are experts at installing Sump Pumps. A sump pump is a pump used to remove water that has accumulated in a water collecting sump pit, commonly found in the basement of homes. Water may enter via the perimeter drains of a basement waterproofing system, funneling into the pit or because of rain or natural ground water, if the basement is below the water table level. Sump pumps are used where basement flooding happens regularly and to remedy dampness where the water table is above the foundation of a home. Sump pumps send water away from a house to any place where it is no longer problematic, such as a municipal storm drain or a dry well. Since a sump pit may overflow if not constantly pumped, a backup system is important for cases when the main power is out for prolonged periods of time.

Whether it’s crawl space or basement waterproofing, sump pumps can prove to be invaluable, but keep in mind that not all sump pumps function in the same way. There are pedestal and submersible pumps. Pedestals have a life span from 20 to 30 years, which enables them to last longer than submersible pumps—their benefits, however, include that they remain out of sight and out of earshot.
